Your roof is arguably the most important system of your home/building. Prelude's certified home inspectors make every effort to get on a roof provided it is safe to do so! What do we look at? A small glimpse of what we inspect on a roof:

The structure of a home/building is the skeleton, which is made up of several components. For example, footing and foundations. Also, let's not forget the walls, floors and roof framing. Prelude Inspectors know it is important to inspect these components. 9/10 times this is done by going into places most home owners don't want to ever go. Attic and crawlspaces allow for better access to inspect such things as foundations, floor joist, ceiling joist, rafters and truss.
Did you know many of our competitors will not open up electrical panels? This is just not acceptable in our opinion. With you and your family in mind we also make every effort to remove panels, allowing us to complete a more thorough inspection. Electrical can be very dangerous if not respected. We test a representative # of receptacles/switches, test AFCI & GFCI's , we check grounding as well as service/size, etc!

In a nut shell the heating topic is extremely large so, with this in mind we will keep it simple. Prelude will operate the heating equipment by their normal operating controls. We're going to tell you what equipment you have and the basics of how it all works including but not limited to energy source and distribution system.
AC & Heat Pumps
Most people consider Air Conditioning to be a necessity for there own reasons but, rarely understand how they work. These Units can be pricey with many potential issues. That's why we pay special attention to these big ticket items!
There are a number of things a Prelude Certified Inspectors will check for. For example, the location of main shut offs, main fuel shut off, water supply system, all toilets, sinks, tubs, showers, drain waste and venting, sumps pumps. We also look for lead/galvanized/asbestos wrap and/or pipe, as these materials may present problems when trying to get insurance for the home.
The exterior of a building should be considered with the same weight as the roof in that it provides protection against the elements. Wall coverings, flashing/trim are only one part of this inspection process. Also included, we check walkways, driveways, stairs/railing/ramps/porches/decks/windows, doors, the eves, sofit, fascia and more!
Certainly there can be lots to find inside a building as well. In most cases the problems are a byproduct of a problem somewhere else. Our inspectors strive to pick up on small clues such as door frames out of plumb, bowing floors/ceilings, windows, respective finishes to name just a few.
